Guatemala Real Estate
Guatemala has a very low cost of living compared to North and South America. And local real estate prices are also low.
Real estate runs about $1200 per sq. meter in the higher-end areas and down to $700 per sq. meter in the nice, but regular areas. From gated communities and mansions to homes in the beautiful mountains near lakes to other homes near the beaches.
Because of the altitude and lower humidity most homes are built without
any temperature control system. Built of concrete, homes stay insulated
and truly do not need this. This saves a lot of money on electricity.
Many of them do, however, have fireplaces. Unlike Panama, homes can
have wood floors here, as well as leather. Neither will rot.
Guatemala is not a city of high-rises; it's widespread and flat rather than riddled with skyscrapers and concentrated. There are apartments and condos, which almost never reach more than 15 stories. Because of this, they have excellent views. They are located both downtown, on the outskirts, and in coastal areas. Many of them have all the usual perks of an apartment--a pool and social area, a parking garage, a doorman and concierge, etc.
The temperature range in Guatemala City and Antigua is from 15-26 C
(60-78F) year-round. Temperatures can be more extreme in Antigua, both
hotter and colder. Some of the suburbs of the city are at a higher
altitude than Guatemala City and tend to the cooler end of the
spectrum.
In the suburbs the air is very, very clean and the real estate prices
are lower. It's a good deal considering these areas are not far from
the center of the city.
Antigua is a favorite with foreigners. It is a beautiful area approximately 40 minutes from the city, with hundreds of small shops, cobblestone walks, and amazing 300-year-old architecture. It is the new area of development for the homes of richer locals and expats.
There are beaches on both the Atlantic and Pacific sides of the country. These have areas with older homes as well as new developments. You can get a nice two to three bedroom single-family home on the beach (on the sand) for $120,000. The beaches are hotter with more humidity. They have all the services like high speed Internet, phone, and cable TV.
